Plan 1 - Standard Buyer Agency $0 / +2% at closing
- Sign a Buyer Agency Agreement for a term of 4 months.
- If the seller is not offering a Buyer Agent commission (co-op), the buyer agrees to pay 2.0% to your agent at settlement.
- If the seller is offering a commission (co-op), but it is below the full 2.5%, the buyer will be responsible at settlement to cover the difference up to 2.0%.
Plan 2 - Buyer EZ Plan $449 / per month
- Buyer signs a Buyer's Agency Agreement for $449 per month. Buyer will be charged $449 a month until they either cancel the Buyer's Agency Agreement or ratify a contract and purchase a home. EZ Home Lister Realty, Inc will provide you with full representation and protection against a seller not offering commission (co-op).
- If the Seller is offering any commission (co-op), at the settlement the Buyer will be refunded any monthly fees that have been paid, assuming the commission is higher than what the Buyers have paid in monthly fees. Any additional commission after refunding the Buyer the monthly fees, goes directly to EZ Home Lister Realty, Inc.
- If the Seller is not offering any commission (co-op) at settlement, the monthly fees that have been paid will be the commission paid to EZ Home Lister Realty, Inc, and no other fees/commissions will be charged/due.
- Sample Purchase: Buyer works with EZ Home Lister Realty, Inc for 2 months. $449 (1st month) + $449 (2nd month) = $898
- Purchase price is $400,000. Commission (co-op) offered is 2%
- Buyer is refunded at settlement the $898 they spent upfront. EZ Home Lister Realty, Inc receives the 2% commission, less the $898 refunded to the buyer.
